Terry W. Gwin
President and Managing Partner • Investment Committee Member

Terry Gwin is a veteran investor with more that thirty years of commercial real estate experience. As the founder and President of Royalton Real Estate Capital, LLC, Mr. Gwin brings to the firm an excellent reputation and a valuable network of investors, partners and institutional contacts.

In 2005, Mr. Gwin founded the real estate private equity arm of a registered investment adviser with $33 billion in assets under management. He was responsible for the general management of the division's business, including transaction sourcing, investor relations and administration. Capital, Mr. Gwin led the investment of over $125 million in equity capital in 21 transactions.

Previously, Mr. Gwin was President of HSM Equity Partners, Inc., the principal acquisitions and investment arm of the Dallas-based Henry S. Miller family of companies, where he built a retail portfolio of more than $300 million. Prior to that, Mr. Gwin was a Partner with Phoenix Capital Partners, Ltd., a real estate private equity firm focused on multifamily development nationwide. Mr. Gwin sourced both capital and transactions for the firm, raising over $200 million in equity that was invested in over $1 billion worth of acquisitions and developments.

Mr. Gwin was Senior Vice President of Development and Acquisitions for Columbia/HCA Healthcare Corporation for three years. His primary responsibilities included management of development and acquisition projects for the company's Ambulatory Surgery Division. While at Columbia/HCA, he was responsible for the acquisition and development of over $250 million in projects. Earlier in his career, Mr. Gwin served as a surgery center developer with Medical Care America.

Prior to that, Mr. Gwin was founder and principal of Terry Gwin & Associates, a commercial real estate brokerage firm that he grew from five employees to more than forty brokers.

Mr. Gwin graduated from Arkansas State University. He is a licensed Texas real estate broker.

 

David S. Dunson
Executive Vice President and Partner

David Dunson is Executive Vice President and a Partner with Royalton Real Estate Capital, LLC He is responsible for transaction sourcing and evaluation, with a particular focus on office, industrial and retail developments and acquisitions. Mr. Dunson has more than ten years of experience with the analysis, acquisition, disposition and management of commercial real estate assets.

Previously, Mr. Dunson was Executive Vice President with the real estate private equity arm of a Dallas-based registered investment adviser where he sourced, evaluated and closed numerous real estate transactions.

Previously, Mr. Dunson was Senior Vice President of Acquisitions at HSM Equity Partners. Prior to that, he served as Vice President and Western Region Manager at JPMorganChase, where he was responsible for the firm's corporate real estate activities throughout the western United States. Mr. Dunson executed more than one million square feet of leases and oversaw in excess of $150 million in construction projects, including JPMorgan International Plaza in Dallas.

Mr. Dunson's career has included employment at Meridian Industrial Trust, where he sourced and analyzed industrial acquisition opportunities, and work as a Financial Analyst with Grubb & Ellis Mortgage Group, where he underwrote debt and equity financing for all commercial property types.

Mr. Dunson received a Bachelor of Business Administration from the University of Texas at Austin, with a major in Finance. He also holds a Master of Business Administration from Southern Methodist University.

 

Marshall A. Hess
Executive Vice President and Partner

Marshall Hess is Executive Vice President and a Partner with Royalton Real Estate Capital, LLC. He has more than fourteen years of experience in real estate private equity investing. Mr. Hess served under Terry Gwin at HSM Equity Partners, and joined him as Senior Vice President of the real estate private equity arm of a Dallas-based registered investment adviser, responsible for raising equity capital and managing investor relations.

In addition to his wealth of experience in the private equity market, Mr. Hess's expertise includes debt and equity real estate financing, land brokerage and retail leasing.

In previous years, Mr. Hess was Co-Director of Acquisitions at TCP Capital Partners, where he was responsible for sourcing and evaluating potential investments in retail centers around the country.

Throughout his career, he has been responsible for the acquisition and disposition of over $1 billion in commercial real estate assets. He has also advised and directed the real estate investments of institutional and private investors both domestic and foreign.

A native of San Antonio, Mr. Hess is active member of both the San Antonio and Dallas communities. He serves as a member, director or chairman of several charitable and civic organizations. Mr. Hess earned his bachelor's degree at Trinity University, where he currently serves as a member of the National Alumni Board.

 

Daniel J. Healy
Executive Vice President and Partner

Dan Healy is Executive Vice President and a Partner with Royalton Real Estate Capital, LLC He is responsible for overseeing financial analysis of the firm's investment opportunities, as well as the firm's internal accounting and financial management. Mr. Healy has nine years of real estate and consulting experience.

Previously, Mr. Healy was Executive Vice President with the real estate private equity arm of a Dallas-based registered investment adviser. There he sourced, structured and monitored a variety of notable transactions, including a $35 million, 720-acre mixed-use land development in Tunica, Mississippi, to be designed by noted Dallas modernist architect Gary Cunningham.

Before that, Mr. Healy was a principal with Bishop Avenue Capital, LLC, a boutique commercial mortgage brokerage and real estate investment banking firm. Prior to forming Bishop Avenue Capital, Mr. Healy worked in the Investment Banking Group at the Henry S. Miller Company, as well as for Denis Healy & Associates, a strategic planning and management consultancy serving institutional nonprofit organizations.

Mr. Healy holds a Bachelor of Arts in Government and Politics, summa cum laude, from the University of Texas at Dallas, and a Master of Business Administration from Southern Methodist University. He is a licensed Texas real estate salesperson.

 

Stuart P. Smith
Senior Vice President and Partner

Stuart Smith is Senior Vice President and a Partner with Royalton Real Estate Capital, LLC. He brings several years of commercial real estate analysis and underwriting experience to the firm, in addition to considerable transaction and capital sourcing abilities. As Senior Vice President of the real estate private equity arm of a Dallas-based registered investment adviser, Mr. Smith was responsible for analysis, financing, due diligence and capital sourcing.

Mr. Smith joined HSM Equity Partners, Inc. as an Associate in 2004. He underwrote and helped arrange debt financing for more than $100 million in acquisitions, and was promoted to president of acquisitions.

Prior to his association with HSM Equity Partners, Mr. Smith worked as an analyst with iCap Realty Advisors, one of the nation's foremost commercial mortgage banking firms, originating over $3.5 billion annually. At iCap, Mr. Smith evaluated all types of commercial real estate for debt and equity investments, prepared materials for sales and investment presentations, performed lease analyses and income/expense reviews, and originated commercial mortgage loans.

Mr. Smith holds a Bachelor of Science in Commerce and Business Administration from the University of Alabama with a double major in finance and marketing and a minor in economics.

 

James C. Crigler
Vice President and Partner

Jim Crigler brings five years of marketing, investor relations, and analysis experience to Royalton Real Estate Capital, LLC. Previously, he managed relationships with the institutional and private clients of the real estate private equity arm of a Dallas-based registered investment adviser. He is responsible for raising equity capital, transaction sourcing, and analysis at Royalton Real Estate Capital, LLC.

Before that, Mr. Crigler managed client relationships, raised capital, and served as an analyst at MCM Associates; a New York-based small cap hedge fund. At MCM, he worked with portfolio managers to develop and implement a marketing strategy targeting both institutional investors and high-net-worth individuals. Mr. Crigler employed fundamental analysis and a disciplined investment process to research small cap equities.

Mr. Crigler holds a Bachelor of Science in Finance from Louisiana State University. He has also completed additional coursework in financial statement analysis at New York University.
